When you think about investing in commercial real estate, you have expectations of the return (In the form of high rents) but that comes with a very high entry barrier because you need huge Capital to be able to purchase or acquire that property, which is where REITs (real estate investment trust) comes into picture. These are professionally managed trusts pools money and then invest across commercial real estate properties .

So why REITs
You might want a fixed return in the form of rent on a property that you may own, however, following are a few issues with property ownership:

- High cost of entry

- Maintenance

- Finding a tenant

- Difficulty in finding a prime property which offers enough ROI for it to be a good investment avenue


So what are the Benefit of REITs

- Small ticket size

- Professionally invested and diversified

- Share in prime property

- Income in the form of dividend (backed by rent or interest earned)
